Rent in Texas has been dirt cheap, but I live far below my means. Taxes are good, I think. I'm well-to-do and frankly haven't had any concerns. Electric costs are a little fucked here, or maybe I'm insane.

Texas has Lots going for it. Love their gun laws. You can shoot a guy on your land. I get chocked up. But. Cheap Texas is not. I mean yes Texas can work for You. It costs 5-40% more more just for land. My mind goes back to Kansas. Maybe Arkansas Or Oklahoma. Texarkana Might be fun. It's empty might be a good spot. 30% cheaper in Arkansas side of town.
